After noticing the surprising difference in the price of rentals in Amsterdam and elsewhere, I decided to compare listings in Amsterdam and London across different categories which may influence price in an effort to understand why Amsterdam listing prices are so much higher than notoriously expensive cities like London.

Rentals closer to city centers tend to be more expensive than rentals farther from city centers. Most Amsterdam rentals are closer to the city center, while some London Airbnbs are much farther from the city center. Thus, Amsterdam rentals may be more expensive on average than London rentals because they tend to be closer to the city center.

Generally, Airbnbs closer to metro stations are more expensive than ones farther from metro stations. In Amsterdam, rentals are closer to stations than in London, indicating the listings in Amsterdam may be more expensive than those in London because they tend to be closer to metro stations.

Rentals with more bedrooms tend to be more expensive than those with fewer rooms. Compared to Amsterdam Airbnbs, a relatively large proportion of rentals in London only contain one room. Thus the difference in average rental price between the two cities could be attributed to more London rentals having fewer bedrooms.

Entire home/apt rentals have a higher median price than smaller rentals (private and shared rooms). Amsterdam rentals may have a higher average price than London rentals because most rentals in Amsterdam are entire homes/apts, while most London rentals are just private rooms.
